Brokers and How They Can Help You Find a Good Tenant
Published on Saturday, 23 January 2010
Most investors choose to purchase real estate for investment purposes hoping to find a good occupant for their property. Then they need a broker to help them find a good tenant to rent it.
The Use of a Broker
A good tenant must have a decent history as well and be able to pay their rent on time. This should be something to consider when getting to know your clients. Check credit history and always verify employment. With a broker at hand, he or she will do these things for you.
To find a decent tenant, the broker would work on the advertising of your property. Sometimes word of mouth can be a great place to start. An acquaintance, a relative, or a friend of a family member can be a great person to rent your property. You can tell your broker in advance with regard to your preference of tenants.
The Landlord-Broker Dynamic
In having a good tenant, you will also need a good broker. Make it sure that your broker is amiable to your tenants, by handling complaints properly. Handling their complaints, giving notice, attention, or upfront restrictions will help avoid unwanted confrontations. If your neighbourhood has restrictions and rules that should be followed, these items must be discussed by the broker before your tenant moves in the property.
If your current tenant leaves, they may know other people, friends, or contacts who would want to occupy your space. If none, immediately notify your broker to look for new tenants.
